COMMITTEES

These are MY drafted thoughts of what the committees should be like. The committees are voluntary and should be equal groups from all six buildings. Participation should be allowed by HS or College family members of shareholders households, their schools will be contacted in hopes of allowing them to receive school credit in return.

  Committees are vital and needed to keep our Concourse Village Home Healthy. These committees extend the reach of shareholders and boards, the roles of the committees are significant, and would not be done without them. Their Participation in these committees are multi facet, they will help us save money by tracking and staying on top of certain things, they are also necessary in identifying areas that need attention for the preservation of our structure. A small crack is never just a small crack, its an open invitation for water damage. The crack may be in one location but the slow damage it is causing may be yards away. Vacancies can be tracked, leading to quicker turn over time and less monies wasted away.  In the past the board choose the committee members, I am asking that we recruit volunteer for these positions and that we have equal volunteers from all six buildings. 

    The board made roles like committee membership, seems more strenuous and time consuming then they actually are and what they did was avoid any participation from SH. We must shatter that misconception. The committees will work in 6 months rotations, 4-6 hours a week. This may seem like a huge task but it really isn’t. They will be allowed to work at their own time frame if possible, and try to find consistency on their own.  I think that if Neighbors of all 6 buildings participate it will also start to develop a greater sense of community. I know that we have lots a neighbors who are knowledgeable in many areas, their participation could be a quick training in their area of expertise. An Accountant could give us guidance on what to look for, a Paralegal, Construction, Computer wiz, I think that if a family has a HS senior or college student who can participate we should consider allowing them and in turn possible credits. 

    I think that offering the possibility of rotating committees rather then allowing familiarity and habitualness to take place is beneficial to all. The volunteers will be challenged with new objectives, new partners and they are slowly learning about the different day to day aspects needed to run CVI.

‍    ‍Most of the committees are required to visit the same location multiple times for tracking of progress and follow up. Most committees can use their phones to take pictures, note location and issues, these notes should be sent electronically to a website, others will need some guidance on what to look for and how to record their findings. I am hoping to work with colleges that specialize in certain areas.

 Maintenance Committee

   The purpose of this Committee is to walk the grounds and buildings, checking for any thing that needs to be addressed by maintenance. We must protect, prevent and preserver our home, that means filling cracks on the ground to prevent rain and snow from making a big problem from a little fix. I expect that we will soon have an up and running computer program where these can be loaded from even a phone. This Committee may need to be divided, we need to keep on top of Vacancies, we need to keep on top of scheduled work being done, by who, when started, finished, we also need to keep on top of over time and the financial spending from the maintenance department. That may need 2 or 3 committees.  The maintenance department has increased  almost $5 million dollars between 2020 to 2025. Meanwhile our services have never been as bad.‍ ‍

Financial Committee

The purpose of this Committee is to keep up to date that all monies have proper evidence. If their is a $5,000. deduction for tile glue, the bill with the date, the store, and the number of iteams should be produced and the actual products need to be on site. The Committee will be allowed to make sure that all three match.
