ABOUTI’ve happily spent all summer, money and sleepless nights, building MY first website to share this information with you. It’s only fair that I make the first Leap, if I am asking you to take a chance with me. It’s alright if you don’t agree on everything but I don’t doubt we agree that ” A Change Is Gonna COME” it has to come. So many of us have tried, to make CHANGE over the years, I’ve figured out the TWO of the pieces, that explain why our efforts weren’t sucessful. The first thing we needed was a united front, support of our Community(1,400 at minimune of 1,872 SH) and the second was The By-Laws. The By-Laws state, how and who controls Concourse Village Inc. and our By-Laws stated that the Board had full control and decision making power. That is why we never got new maiboxes, we voted, attended meetings, still we were ignored and often disrespected but never given what we asked for.
I have lived here for 27 years and over 15 years ago I was asked to give the New Management a piece of information, because the Management that left ruined or took OUR legal papers. I was asked twice, after the change of management. What I have not been able to accept, was why none of them were held legally responsible. Those papers had social security numbers and dates of birth and dates of deaths. Enough information to create illegal documents and any paper that is notarized becomes a legal document. Yet the boards didn’t do anything to the managements that took our papers, they didn’t protect us in the process. Why? Were they affraid of something? What could they have been avoiding, that allowed our information to be taken? That was when I stopped going to meetings and voting was not a priorty.
I wrote letters, started researching again but I was alone and even with a list of 600 signitures it wasn’t enough for the State. If you research Mitchell Lamas over the last 20 years in the news, you will find that over 10 board presidents have gone to jail for misappropriation of funds. Coop City, Lindsey Park, Luna Park and others, 77 year old board members have severed time, some management people as well. They all had the same board members for over ten years. If I question our board, I have reason to, for starters their refusal to answer questions directly, as if covering something that we can’t know. The budgets we have been given annually is not the detailed budgets that we are entitled to. An example is a $14 million dollar loan approved on May27,2026. It was listed as $8 million, I can’t see where $6 million was applied, it was supposed to be used for the rebuilding of the structures, not for anything else. I want to know, where did that money GO? At the meeting someone said something that I couldn’t understand, if anyone did please share. I shouldv’e also been able to SEE where it was used in the fianancial summary. It is written as if the loan was for only $8 million but I was for $14 million. I don’t think that 99% of the SH even knew about the $14 million dollar loan and wouldn’t have questioned it at all.
I am asking if someone has a collection of annual packets, I an really, really need to borrow them, between 2010 to 2024, I am sure that someone has them, I will return them quickly. Call me I will come pick them up Ms SANTOS 917-678-8495
I want to remind you that in 2023 and 2024 we were given back to back maintenance increases, the every other year rule no longer applies. As long as the board can prove, that we are spending more money than what we are making, the State will approve an increase. As you can see, with the $14 million, things are not what they seem to be. I need your help with the Annual financial summaries and I am asking that ALL of YOU sign my petition asking the State to Keep our Finanacial Documents On-Site and not off-site, we can not practice our right to examine them if they are not HERE. How many have emailed managment asking to see our papers? I would like to know, were they produced? Email me a copy of your email request asking to see them. Send them to (1800cvta@gmail.com). We CAN make changes, with 1,400 of our signatures, we CAN balance the POWER. I need for every head of household to sign, asking for our documents be On-Site, don’t think that your signature isn’t inportant, it is and don’t think that others will sign so you don’t need to, they may be thinking the same thing, if you agree, you have to sign, if you don’t agree, don’t sign. We must realize that when change happens, we must start Voting again, participating on committees, learn about how CV operates and is managed if we want Cocourse Village to be a democratic community, where the shareholders voice Counts, a true coorpertive, For the People, By the People.
I also want to remind you, our board has not been following NYS Laws since 2022. They have intentionaly broken the Law, rather then follow them. The Laws were written in hopes of giving all ML shareholders the transparentcy that we have been asking for, it is also an attempt at preventing more misapropriation from the boards. The Laws require the boards to create a website and share everything, redacting names and SS numbers, include SH on major decisions, changes in voting, any SH can run for the board as long as they do not owe 2 months maintenance fee, transfering apt are given credit not expected to pay for the new apaartment, if you move out you can not be charged over 3 months maintenance fee, and a few others. I would like to know if the board has Breach Fiduciary Duties by breaking the 2022 Laws?
The By-Laws are being rewritten or were as the board pres quietly said “they were sent to the state for approval”, when asked at the annual meeting.
IF YOU TAKE ANYTHING, AWAY FROM THIS WEBSITE LET IT BE THIS:
1,500 SHAREHOLDER signatures can make CHANGES
NYS HCR believes that our Board is VOTED IN, and we chose them to represent US. The sitting Board has been out of DEFAULT for a few years now. The 2010-11 By Laws allows board members to stay as Board members until the position is filled. We are supossed to have 13 bd members but only 10 board memebers for 2 or more years.
If we don’t act NOW as a united front,we are leaving ourselves open for another increase in the spring. If the Board can show NYS HCR, that we are not collecting enough money to cover our bills, they will approve an increase. On May Where did the $6 million dollars go? I don’t understand, why they would’ve sent them to the State for approval. The State will not approve any By-Laws without the SH acceptance of them first. We are required to vote YES or No as OUR approval or disapproval. The State will then accept them but NOT before we vote, approving them. The new laws want both, paper ballots and electronic voting, so they can’t fudge numbers. I would like to add that question to the petition asking for our papers to be On-Site. Why were we told that the By-Laws were sent to the State for approval, I can only guess and none are positive. I will share, that none of the SH on the Zoom chat acknowledged knowing about the By-Laws and I’m sure that the question was unexpected. The BY-LAWS are. not to be taken lightly, they must be read carefuly before YOU vote on them. They will be written to SEEM to say one thing, while they are written with lots of confusing wording and actually mean something completely different. OUR BOARD has broken NYS Laws for 5 years, because they didn’t want to share information with the SHAREHOLDERS.
They are only 10 board members, instead of 15 for at least a year. When they are short board members they are required to hold a special meeting asking for new Nominations and have another voting to fill those seats quickly, I can’t recall any special meeting. Why did they lose 5 members? I wonder if all the members know the same things, or are they using the executive board, as an excuse to keep information from some members. Can someone tell me how much it will cost to fix this PROBLEM? If anyone has the transcript or where I can find them I would appreciate it, I couldn’t hear most of what was said. I thought I heard two things that I don’t understand, both were talking about spending money while we still have such a huge problem.
I am going to keep this website until December 24. I will not pay for another month after that, unless I collect the 1,400 signatures by December 3rd. I hope that I provided enough information to my Neighbors, that will help them make decisions as we move forward. My objective was to Share this information with you and I did, it wasn’t easy but I didn’t give up and didn’t send my laptop flying off the balcony. I don’t recommend using Squarespace.
