· Supervises Concourse Village Inc and state Mitchell Lamas, as of 2022 they have to approve any spending over $100,000 and it must be accompanied with well detailed information showing cause, use and timeline.
· They are suppose to visit the site, attend meetings, check documents and grounds
· They send the Board and Management any and all changes with any directives
· Any Professional hired costing $50,000 or more must be pre-approved with a full detail plan, timeline, cost breakdown and service to be done
· Any Contracts for major Improvements must have gone through a bidding process of at least 5 companies before sending the request to DHCR with details of cost, time line and the service or work to be done for approval
·DHCR has a list of 6 Management Co to choose from, all are horrible

DHCR doesn’t provide all the information in one place and often directed me to NYC HPT for rules and regulations, stating that NYC HPT follows NYS Laws as well. I was able to watch two 30 min. Board training videos that they require the Board Members to watch every year. They explain the basics of the duties of the Board, watch it if you can.
